A Small Town With a Long Story
Bonner Springs has a longer history than most of the metro, and our epoxy flooring work here covers everything from in-town garages to shop buildings on the edge of the country. In 1812 the Chouteau brothers opened a trading post called Four Houses here, along with a ferry over the Kansas River. The town later went by Tiblow and was renamed Bonner Springs in 1885. It was incorporated in 1898.
Town lots and rural edges
At the 2020 census Bonner Springs had 7,837 people and 3,202 housing units across about 16 square miles. That is a lot of room for a town that size. The census counted about 14% of residents as rural. Drive a few minutes from downtown and you start seeing pole barns, detached shops and garages built for trucks, trailers and mowers rather than one sedan.
Those outbuildings are where we see the biggest change from a coating. A bare shop slab sheds dust onto everything stored on it. Mud, hydraulic fluid and fuel soak in. A coated floor sweeps clean and keeps spills on top.
Floors we coat in Bonner Springs
1. Detached shops and pole barns. Commercial epoxy at a heavier build for tractors, trailers and jack stands. 2. Home garages. Garage floor epoxy or a flake floor for family vehicles and workbenches. 3. Basements. Moisture-tested basement floor epoxy for laundry and storage rooms. 4. Cracked slabs. Crack and floor repair for outbuilding floors that were poured without much reinforcement.
Moving between three counties
The city sits mainly in southwestern Wyandotte County, with small parts in Leavenworth and Johnson counties. It is part of the Unified Government of Wyandotte County. If you are not sure which county your property is in, it does not change how we price or install the floor. It only matters if your project also includes work that needs a permit, like a new building or an addition.
Getting a shop floor ready
Outbuilding slabs are often rougher than house garages. Some were poured thin, finished quickly or left open to weather before walls went up. We look for:
- Spalled or flaking surface from years of freeze and thaw
- Oil and fluid stains that need to be cut out before coating
- Control joints that have chipped at the edges
- Low spots that hold water by the big door
We grind, fill and patch first. Then we choose the coating build based on what will drive on the floor.
Winter brings mud and brine
Wikipedia lists average snowfall in Bonner Springs at 17.2 inches a year. That is enough to put salt and gravel on the roads for weeks at a time, and on unpaved drives it means mud too. A flake floor with a textured topcoat hides that grit between sweeps and gives boots better footing when the floor is wet.
Event traffic and home businesses
Bonner Springs is home to Azura Amphitheater, the National Agricultural Center and Hall of Fame, and the Kansas City Renaissance Festival, which Wikipedia says draws about 180,000 visitors over its season. Some local owners run small businesses out of a garage or shop, from small engine repair to food prep and storage for events. A coated floor is easier to keep clean for that kind of work, and we can add extra texture where floors get wet.
Our process, start to finish
We measure the space and check the slab for moisture, oil and old coatings. You get a written quote with every step listed. On install day we grind the whole floor, fill and patch, then lay down the base coat, the color or chip layer and the topcoat. Before we leave, we tell you when you can walk on it and when the trucks can go back in.
We are happy to look at a garage in town or a shop out on a gravel road. Call (816) 575-9782 and tell us how big the building is and what you keep in it.

Bonner Springs Questions
Can you coat a pole barn or detached shop floor in Bonner Springs?
Yes, as long as it is a concrete slab. We grind it, repair cracks and chipped joints, and use a heavier commercial epoxy build for equipment and trailers. Gravel or dirt floors would need concrete poured first.
My shop floor has years of oil stains. Will the coating stick?
Oil keeps a coating from bonding, so we degrease and grind the stained areas, and cut out spots where oil has soaked in deep. We point out any area we are concerned about before we start.
When is the best time of year to coat a shop floor in Bonner Springs?
Spring through fall gives the most reliable cure in an unheated building. If your shop is heated, winter work is often possible. We check the slab temperature on install day and reschedule if it is too cold.
