Floors for a Small Industrial City

North Kansas City is small, but it holds a lot of commercial concrete, and that is where most of our epoxy flooring work there happens. The city was incorporated in 1912. It had 4,467 residents in the 2020 census on about 4.6 square miles, and it sits inside Kansas City just across the Missouri River from downtown. Many of its floors are in warehouses, shops and older commercial buildings. We coat those, and we coat the garages and basements of the homes nearby.

Built after the levee went up

The north bank levee was built from 1909 to 1912, and the North Kansas City Levee District still owns and maintains it. A hillside levee also protects the city. Large-scale development was not possible until those levees were in place. So the city grew as a planned industrial and rail district on river bottom land. Three of its buildings are on the National Register of Historic Places: the Armour Theatre Building, the Sears, Roebuck and Company Warehouse Building and the Wheeling Corrugating Company Building.

An old commercial slab has its own problems. It may carry decades of oil, sealers, paint lines or old adhesive. It may have saw-cut joints that have chipped open from carts and forklifts. It may have patches from equipment that was bolted down and pulled out. Grinding takes off the top layer so we can see what is under it. Then we repair the joints and patches before any coating goes on.

Breweries, a distillery and other wet floors

Since 2010, North Kansas City has added two microbreweries, a distillery and a pickleball facility. Production floors like these stay wet, get hosed down often and see hot water, sugars and cleaning chemicals. A thin coating will not last on them. We talk with owners about:

  • A thicker commercial epoxy system rated for the chemicals you use
  • Grit or broadcast texture where people walk on wet floors
  • Coved edges where the floor meets the wall, so water does not sit at the joint
  • Doing the work in sections so production can keep running

Homes, condos and small garages

The residential side of North Kansas City is compact. The 2020 census counted 2,722 housing units, and 53.0% of households were people living alone. The 2023 estimate puts average household size at 1.65 people. That points to a lot of smaller homes, apartments and condos. For a one-car garage or a small basement, we usually suggest a full flake floor. It hides dust and wear, adds grip and goes down in a day or two depending on the topcoat.

How we schedule commercial work

  • We visit the space, measure and test the slab during your open hours or after close.
  • You get a written price with each prep step, the system and the cure times.
  • We can work nights, weekends or one bay at a time.
  • We tell you when foot traffic, carts and forklifts can come back.

If the slab has a problem a coating would only cover up, like a joint that keeps moving or water coming up from below, we tell you before you pay for a floor.

Care after the job

Commercial floors last longer with simple habits. Sweep grit before it gets ground in by carts. Use a neutral cleaner instead of harsh solvents unless your system is rated for them. Put mats at doors where people come in from the street. Check coved edges and drains a few times a year and call us if a joint opens up. A small repair early costs much less than a recoat later.

North Kansas City Questions

Can you coat a brewery or distillery floor in North Kansas City?

Yes. Wet production floors need a thicker system, the right texture for grip and attention to drains and wall joints. We look at your chemicals, hot water use and traffic before we recommend a system and price it in writing.

Can you work around our business hours?

Usually. We can coat in sections, at night or over a weekend. We give you a written schedule with return-to-service times for foot traffic and equipment.

Is a one-car garage worth coating?

Many owners think so. A small garage often doubles as storage or a workshop, and a sealed flake floor is easy to sweep and does not hold oil stains.
