Floors That Keep a Business Running

Commercial and warehouse floor epoxy protects concrete that works for a living. Kansas City, Kansas is a freight and manufacturing city. Wikipedia lists the General Motors Fairfax Assembly Plant, an Amazon fulfillment center, UPS, Associated Wholesale Grocers and BNSF Railway among its major employers. Around those big sites are hundreds of smaller shops, service bays, food businesses and storage buildings. All of them have concrete floors that take forklifts, pallet jacks, carts, dropped tools and spills.

What a coating does for a work floor

Bare warehouse concrete dusts, stains and wears into ruts along the main travel lanes. A thick, bonded coating seals the surface so oil and chemicals stay on top, which cuts down on dust that gets into products and equipment. A light-colored floor also reflects more light. Line striping and color-coded zones can be built into the system for walkways, forklift lanes, storage and loading areas.

Systems for heavier use

  • 100% solids epoxy: a thick, hard build for steady wheeled traffic and impact.
  • Epoxy with a urethane or polyaspartic topcoat: better resistance to scratches, UV and some chemicals.
  • Broadcast quartz or aggregate: texture for wet areas such as wash bays and food prep.
  • Chemical-resistant topcoats: chosen for what actually gets spilled on your floor.

We ask what the floor carries and what gets dropped on it, then write the system into the quote.

Prep on working slabs

A working floor often has years of oil, curing compound, tire marks and old striping on it. We grind or otherwise mechanically profile the slab, degrease soaked areas and repair broken joints and spalls before coating. Control joints in warehouses move as the slab moves, so we usually fill them with a semi-rigid filler and keep them as joints, not coat right over them. If a slab shows moisture, we test it and use a primer suited to it.

Working around your schedule

Shutting down a floor costs money. We can coat in sections so part of the building stays open, schedule work for weekends or evenings, and use fast-curing polyaspartic topcoats where getting back in service quickly matters most. We plan the order of work with you so racking, inventory and equipment move once.

Smaller commercial floors

Not every commercial job is a warehouse. We also coat auto repair bays, fire and EMS station apparatus floors, school and church utility rooms, retail back rooms, gym floors, kennels and restaurant kitchens. The approach is the same: find out what the floor has to handle, prep it properly and pick the coating that fits.

Keeping it in service

Sweep or scrub regularly to remove grit, which wears any topcoat. Clean spills promptly, especially solvents and acids. High-traffic lanes eventually show wear in the topcoat, and a recoat of the wear layer costs far less than redoing the whole system if it is caught early.

Commercial & Warehouse Floor Epoxy Questions

How much does commercial epoxy flooring cost?

HomeAdvisor lists commercial and industrial 100% solids epoxy at $12 or more per square foot, with higher-grade coatings adding 20% to 30%. Larger floors often cost less per foot, while heavy repairs, chemical-resistant topcoats and after-hours work cost more.

Can you coat our floor without shutting down?

Usually in part. We can work in sections, on nights or weekends, and use fast-cure topcoats so each area returns to service sooner. We plan the order of work with you before we start.

Will an epoxy floor hold up to forklifts?

A properly prepped, thick 100% solids system is built for wheeled traffic. Joint edges are the weak point, so we repair and fill them as part of the job.

Do you stripe walkways and forklift lanes?

Yes. Striping and color zones can be part of the coating system, so they wear with the floor instead of being painted on top.
