Floors for a City Built in Layers
Kansas City, Kansas is where our crew lives and works, and epoxy flooring here means dealing with concrete from almost every decade since the city took shape. In March 1886 five towns merged to form the city: old Kansas City, Armstrong, Armourdale, Riverview and Wyandotte. Argentine joined in 1910 and Rosedale in 1922. Each of those places kept its own streets and its own housing stock. So a job in Rosedale can look nothing like a job ten minutes west near Village West.
Housing age, block by block
Census survey data for 2019 to 2023, as compiled by Point2Homes, shows how old the city's housing is:
- 20.8% of homes built in 1939 or earlier
- 8.6% built in the 1940s
- 18.7% built in the 1950s
- 15.2% built in the 1960s
- Only about 13% built from 2000 on
That means close to half of KCK homes were built before 1960. In the older core you see narrow detached garages off alleys, basements under foursquares and bungalows, and garage slabs that someone painted twenty years ago. Out west, newer subdivisions have attached two- and three-car garages with smooth troweled floors. Both need grinding. The old ones usually need a lot more patching too.
What we run into on older KCK floors
- Layers of paint and sealer. Garage floor paint peels in sheets under hot tires. We grind it all off so the new base coat bonds to bare concrete.
- Settled and cracked slabs. A floor poured in the 1920s or 1950s has moved for decades. We fill cracks and rebuild broken edges with our crack and floor repair service before coating.
- Basement dampness. Old basements often have no vapor barrier. We test the slab and pick a primer that fits what the test shows, or tell you if a coating is the wrong fix.
- Uneven floors. Low spots hold water near the door. We patch and level what we can so meltwater drains out instead of pooling.
River towns and high water
The city sits at Kaw Point, where the Kansas River meets the Missouri. Wikipedia lists the Great Flood of 1951 and the Great Flood of 1993 among the floods that hit the city and its outlying areas. Neighborhoods along the river bottoms, like Armourdale and Argentine, have a long history with water. If your basement or garage has taken water before, tell us. We look at where the floor meets the wall and at any staining, because a coating seals the top of the slab but does not stop water pushing up from below.
Work floors across Wyandotte County
KCK is also an industrial city. The General Motors Fairfax Assembly Plant sits along the Missouri River, and the city's largest employers in the 2024 annual financial report include UPS, an Amazon fulfillment center, Associated Wholesale Grocers and the BNSF railroad. That means a lot of warehouses, loading docks, fleet shops and small contractor buildings. For those floors we install our commercial and warehouse epoxy, a thicker system made for pallet jacks, forklifts, oil and cleaning chemicals. We can stage the work in sections so part of the building stays open.
Matching a system to your floor
- Detached alley garage in Rosedale or Strawberry Hill: often a full grind, crack repair and a flake epoxy floor that hides grit and adds grip.
- Attached garage in a western subdivision: garage floor epoxy or a polyaspartic floor coating when you want the car back inside fast.
- Basement under an older house: moisture test first, then basement floor epoxy in a light color to brighten the room.
- Shop or warehouse: commercial epoxy at a build that fits the traffic.
Freeze nights and deicer
Wikipedia's climate data for the area puts freezing temperatures between about October 31 and April 4, with the 2002 ice storm as a reminder of how bad winters can get. Brine and slush ride into KCK garages on tires all winter. On a bare or painted slab that water soaks in and freezes. On a sealed floor it sits on top until you push it out the door.
Rentals and older duplexes
About 39.1% of occupied homes in KCK are rented, according to the same Census survey figures. Landlords call us for basements and garages in older duplexes and single-family rentals. A sealed floor is quicker to clean between tenants and does not hold onto oil drips or musty smells. For rentals we usually suggest a simple, durable system in a mid-tone color that hides wear, and we keep the quote focused on the prep that makes it last.
Hills, alleys and access
Places like Strawberry Hill, Mount Marty and the bluffs above the Kansas River are hilly, and many older garages sit on alleys with tight turns. That affects how we bring in grinders and dust collectors. We look at access during the estimate so install day goes smoothly, and we plan where the equipment and hoses run so neighbors can still get through the alley.
We give every Kansas City, Kansas customer a written price that lists the prep, the repairs and each coat. Call (816) 575-9782 to set up a visit.

Kansas City Questions
My KCK garage floor was painted years ago and is peeling. Can you coat over it?
We do not coat over old paint. We grind the paint and the weak top layer off with diamond tooling, fill any cracks, and then put the new system on bare concrete. Coating over paint is one of the main reasons floors fail.
Can you coat a basement in an older Kansas City, Kansas house?
Often yes. Many older basements have no vapor barrier, so we test the slab for moisture first. If the reading is high we use a primer made for damp slabs. If water is coming in at the walls, we will tell you to fix that before paying for a floor.
Do you coat warehouse and shop floors in Wyandotte County?
Yes. We install thicker commercial epoxy systems for warehouses, fleet shops and service bays, and we can work in sections or on a schedule that keeps your doors open.
