Gladstone's Postwar Slabs

Gladstone grew fast in a short window, and most of our epoxy flooring jobs there start with a slab from that boom. The area was once known as Linden. Residents voted to incorporate in November 1952 to keep Kansas City from annexing it. By 1960 the new city had 14,502 people. By 1970 it had 23,422. Since then the population has stayed fairly steady, and the 2020 census counted 27,063.

What a 60-year-old slab looks like

A lot of concrete in Gladstone was poured in the 1950s and 1960s. Slabs that age have seen sixty or more Kansas City winters. Here is what we often find:

  • Several coats of floor paint, some peeling and some still stuck
  • Hairline and wider cracks, often from the corners
  • Pitting near the door from years of deicer
  • Old oil stains that have soaked deep
  • Patches in a different color or texture
  • A one- or two-car garage that has been used as a workshop

None of that rules out a coating. It does mean the prep matters more than the product. We grind off old paint and weak concrete, fill cracks and pits, and then coat a sound surface.

Basements in ranch and split-level homes

Many Gladstone homes from that era have basements. Older basement slabs often lack a modern vapor barrier. Moisture can rise through them, especially in wet spring months. We test before we quote. If moisture is high, we use a primer made for it. If the test shows a water problem a coating will not fix, we tell you first.

Basement floor epoxy is a good choice for laundry rooms, workshops, storage and home gyms. Solid colors brighten a dark room. A light flake hides dust.

Keeping a house for the long haul

Gladstone's median age was 40.1 in 2020, and the city had 11,858 households. Many owners have lived in their homes a long time, or bought them to stay. Coating the garage is a common update. It makes the space easier to clean and more pleasant to work in. For older detached and attached garages, we usually suggest: 1. Full diamond grinding to remove paint and sealer 2. Crack and floor repair 3. An epoxy base coat with a full flake broadcast 4. A polyaspartic or polyurethane topcoat

That build hides small imperfections left in an old slab and stands up to hot tires.

On high ground in the Northland

Gladstone sits at about 1,017 feet in elevation, well above the Missouri River bottoms. It is also home to Maple Woods Natural Area, a remnant of mesic forest and a National Natural Landmark. Leaves, sap and grit from mature trees ride into garages on shoes and tires every fall. A sealed floor keeps that debris on top where a broom or leaf blower clears it.

Getting the garage ready

Before we arrive, clear the floor and the lower wall shelves. Take anything you want to keep dry off the floor in the room next door, since we rinse and vacuum during prep. Let us know about floor drains, heaters or anything bolted down. We protect the walls and the door with tape and plastic. When we finish, we leave you written times for walking on the floor, moving items back and parking your car.

Gladstone Questions

My Gladstone garage floor has old paint on it. Can you coat over it?

We remove it first. Paint and old sealers do not bond well to new coatings. We grind the whole floor down to sound concrete, which also removes loose surface material.

Can you coat a basement in a 1960s house?

Usually, yes. We test for moisture before we price it. Older basements often need a moisture-tolerant primer, and we list that on your written quote.

Are cracks a problem in older slabs?

Most cracks can be filled during prep. A crack that is still moving or a slab that has heaved may need more repair. We explain the options before any work starts.
