What a Kansas City Garage Floor Goes Through

Garage floor epoxy is the job we are asked about most in Kansas City, Kansas. The garage slab takes the most abuse of any floor in the house. In winter, cars bring in slush and deicer from the streets. In summer, tires come off hot pavement and sit on the same spots for hours. Bare concrete soaks up water, salt and oil, and over time it flakes, stains and dusts. A coating seals the surface so spills and meltwater stay on top where you can wipe or squeegee them away.

How the seasons wear on bare concrete

Wikipedia's climate data for Kansas City's Downtown Airport lists a January average low of 22.2°F and a July average high of 90.2°F. A garage slab rides through both ends of that range every year, and the strip just inside the door sees it most. Water that soaks into the pores freezes and expands, and dissolved deicer adds pressure as it dries into crystals. Over a few winters the surface starts to scale and pit. Angi's Kansas City cost guide notes that freeze-thaw damage can be bad enough to need resurfacing before a coating goes on.

Signs your garage floor is ready for a coating

  • Flaking or pitting near the door and under the tires
  • White crust or rings where puddles dried
  • Oil, coolant and transmission fluid stains that will not come out
  • Dust that is back a day after sweeping
  • An old kit coating or floor paint peeling off in the tire paths
  • Cracks, broken joint edges or a spot where water always pools

Prep is most of the job

When a garage coating fails, it usually never bonded to begin with. Most store kits rely on an acid etch, which cleans the surface but leaves old sealer and weak concrete in place. Hot tires then pull the thin film loose, which is the classic peel in the tire path. We diamond grind the whole floor, edges included, to remove that weak top layer and open the pores. Then we vacuum, degrease oil spots, and fill cracks and pits. Any old coating comes off completely before anything new goes down.

Older KCK garages

About 20.8% of the housing in Kansas City, Kansas was built in 1939 or earlier, and the median year built is 1961, according to 2019 to 2023 American Community Survey figures summarized by Point2Homes. Many of those homes have detached one-car or narrow two-car garages, often with thin slabs, settled sections and decades of patches. Newer homes out toward Piper and western Wyandotte County, and across Johnson County, more often have wide attached garages with flatter slabs. We plan the prep around whichever kind you have.

Picking a finish

Most garages we coat get one of three finishes. A full flake floor hides dried meltwater and dust between cleanings, and the chip edges give the topcoat grip. A solid color with a light flake scatter looks cleaner but shows marks sooner. A polyaspartic topcoat over either adds UV and scratch resistance and gets you parking sooner. We bring samples to the estimate so you can see them in your own garage light.

Winter care

A coating makes winter cleanup easier, but it does not make the salt harmless. Brine left to dry for weeks can dull a topcoat. Push meltwater out with a floor squeegee, rinse the floor a few times over the winter, and use a containment mat under each car if you want less mopping. Keep metal-edged shovels and tire chains off the coated surface.

What This Covers

A garage floor job runs from the door threshold to the back wall, including the details people forget.

Full-floor diamond grinding

The entire slab and its edges ground to remove weak, stained or sealed concrete.

Crack, pit and joint repair

Cracks and broken joints filled so the finished floor is continuous.

Base, color and topcoat

A bonded base, a solid color or flake layer, and a clear chemical-resistant topcoat.

Stem walls and steps

Coating carried up the low concrete curb along the walls and onto the house step if you want it.

Garage Floor Epoxy Questions

How much does it cost to epoxy a two-car garage in Kansas City?

Angi's Kansas City guide lists $1,390 to $5,550 for a two-car garage of about 500 square feet. Where your floor lands in that range depends on how much grinding and repair it needs and which finish you pick. We give you a written number after we see it.

Why did my garage floor kit peel?

Most often because the coating never bonded well. Acid etching does not remove old sealer or weak concrete, and hot tires can lift a thin coat off that kind of surface. Grinding the slab and using a thicker system fixes the cause.

How long before I can park on my new garage floor?

HomeGuide lists 2 to 7 days before driving on standard epoxy and 24 to 48 hours for polyaspartic. Cold or humid weather slows the cure. We tell you the time for your floor before we leave.

Is an epoxy garage floor slippery when wet?

A smooth, glossy finish can be. Flake floors have natural texture, and we can add an anti-slip grit to the topcoat on solid colors. That matters in an icy Kansas City January.
