Industry, River Ground and Concrete Floors

Epoxy flooring in De Soto covers two kinds of work. One is commercial: shop bays, production rooms and warehouse floors for the employers settling in and around town. The other is residential: garages and basements for the families who live here. Both share the same soil and the same Kansas River weather, and both start with a slab that has to be tested and prepared.

A city reshaped by a former ammunition plant

During World War II, the 9,080-acre Sunflower Army Ammunition Plant was built south of De Soto, and the town grew quickly. Production ended when the plant closed in 1993. In 2021 and 2022 De Soto annexed the full 17-square-mile property, and in July 2022 Panasonic announced a planned $4 billion electric vehicle battery plant on the northern part of the site. Wikipedia calls it the largest single private investment in Kansas history. The site was renamed Astra Enterprise Park in November 2022.

Commercial floors we coat

De Soto already had a solid employer base before the battery plant. Wikipedia lists Engineered Air, Huhtamaki, Merck Animal Health, Rehrig Pacific and Custom Foods among the larger employers as of 2020. Plants, suppliers and service shops need floors that handle traffic and spills. Our Commercial & Warehouse Floor Epoxy systems are built thicker for:

  • Forklift and pallet jack traffic
  • Oil, coolant and cleaning chemicals
  • Marked aisles, safety lines and work zones
  • Break rooms, locker rooms and wash-down areas

We can phase a commercial job by section so part of the floor stays in use. Scope, phases and cure times go in a written proposal.

The river and your basement

De Soto sits mostly on the south side of the Kansas River. During the Great Flood of 1951, the river crested here at 42.3 feet, the highest reading recorded on the Kansas River during that flood. A floor coating is not flood protection. What river-town history does tell us is to take slab moisture seriously. Before we coat a De Soto basement, we test for vapor coming through the concrete and choose a primer to match. If water is actively entering, that has to be solved first.

Garages in a growing town

De Soto had 6,118 residents in 2020, and Wikipedia gives a 2025 estimate of 7,083. Newer homes often have smooth, hard-troweled garage slabs that look perfect but give a coating nothing to grip. We diamond-grind them to open the surface. Older homes closer to the river may need Concrete Crack & Floor Repair before a Garage Floor Epoxy or Flake Epoxy Floors system goes down.

Pricing residential and commercial work

For a De Soto home, price comes down to square footage, slab condition and the system you choose. For a commercial floor, we also look at traffic, chemicals in use, line striping, and whether the work has to be phased or done after hours. Every job gets a site visit and a written proposal. We do not quote commercial floors over the phone, because the condition of the slab decides the scope.

Working in a fast-changing town

With the former plant site now inside city limits and new employers arriving, De Soto has a mix of established buildings and new construction. New commercial slabs often need a full cure and moisture check before coating. Older buildings may need old coatings and oil-soaked concrete ground away. We treat each slab on its own facts and write a scope that fits it.

De Soto Questions

Can you coat a warehouse floor in De Soto without shutting the building down?

Often, yes. We can split the floor into sections and work one area at a time, with faster-curing products where downtime is tight. The phases and timeline go in the written proposal so your team can plan around them.

Will epoxy protect my basement if the river floods?

No coating is flood protection. A sealed floor is easier to clean after water gets in, but it will not keep water out. We test basement slabs for moisture before coating and will tell you if a water problem needs attention first.

My new-build garage slab looks smooth and clean. Does it still need grinding?

Yes. A smooth troweled slab is too tight for a coating to bond well. Grinding opens the surface so the base coat can soak in and grip.
